What your money will buy in Mill Valley real estate
(and what it won't)

Mill Valley is still the most popular destination in Marin for home buyers, as well as visitors from all over. Charm, flair, panache. Call it what you will, Mill valley has it in spades. Living in this paradise only 30 minutes drive to San Francisco does not come cheap. Mill valley is on par with Larkspur on housing prices, but only in certain select areas.
      Mill Valley is divided into incorporated (The City of Mill valley) and Unincorporated areas. As a broker, I look at Mill Valley in at least 8-10 geographic areas and each one of these has pros and cons as to desirability for housing. All of Mill valley whether incorporated or not is in the extremely desirable Mill valley school district.
      The variances in geographic areas are comprised of commute time to the city, views, weather patterns, type of homes available (level land or hillside) and walking distance to the downtown area.

What your money will buy

Under $500,000

Nothing, nada, zip, , maybe a one or two bedroom condominium.

$500,000 to $750,000

Mill Valley condos with 2 bedrooms and 1 to 2 baths.

$750,000 to $1,000,000

Upscale townhouse 2 or 3 bedrooms, close to freeway access

Older home in need of repair or updating, usually on a small lot

Tear down in the Sycamore Park area.

$1,000,000 to $1,500,000

Upscale townhouse 2 or 3 bedrooms, close to freeway access

Older home in need of repair or updating, usually on a small lot

Tear down in the Sycamore Park area.

$1,500,000 to $2,000,000

Older home in Strawberry area that might have been partially renovated with 3 bedrooms and 2,200 sf of living space. 2 car garage.

Large newer home in Tam Valley with 4 bedroom and 3 baths, some with nice views

Tear down or NON-renovated home on Sunnyside, which is walking distance to downtown.

Blithedale Canyon charmer 3 bedrooms, 2 baths, 2,100 sf in the hills with decks,

$2,000,000 to $3,500,000

5-7 year home on Kite Hill with 5 bedrooms and a small yard

New Home in Sycamore Park (if you can find one) up to 2,500 sf with 4bedrooms on an 8,000 sf lot.

Remodeled home on Middle Ridge with 4 bedrooms and 3 baths.

Over $3,500,000

Lots of choices in all the areas. More for your dollars in Tam Valley and Homestead valley. Less for your money near Downtown, Middle Ridge, Country Club and Sycamore Park.

And, what your money can't buy

Annual Memorial Day Parade: small town charm, the way it used to be, still unspoiled.

Quick Access to Mt Tamalpais: Some of the best hiking and biking trails in the county, Its hard to imagine this 30,000 acres of woodland exists just 30 minutes from San Francisco

Mill valley Film Festival: rub elbows with Hollywood legends while you sip your morning coffee at the book depot. You might run into Dana Carvey or Robin Williams. You don’t even need to by a ticket to celebrity watch

Muir Woods: Natures cathedral without the throngs, weekdays or early mornings and still get to work on time.
