Thinking about purchasing your piece of Marin real estate this year? If so, here are a few pointers you may
fine useful.
In todays economic downturn it is wise to be conservative, even when it comes to purchasing real estate. It seems that it would go
without saying, but make sure you can afford the home you are planning to buy. A lot of our current housing problems are due to the
fact that some buyers could not afford the home in the first place. If you only make fifty thousand a year, then you probably cannot
afford a five hundred thousand dollar home. It is a good idea to not exceed 35% of your gross income. In addition, since interest rates
are at all time lows, it is also a good idea to try and lock in a thirty year fixed mortgage while you can.
If you are looking to buy a home as a quick investment, this is probably not the ideal time. Just a few years ago, people were buying homes in
Marin and within a few months, in some cases, were able to sell the property for a nice profit. Prices have come down in Marin and are
quite tempting, but if you are planning to buy, it is not wise to purchase it and think you are going to flip the home. Buy the home because you
want to make it your home and plan on living in it for a minimum of three years.
Sellers are willing to work with the buyer now more than ever. Do not be afraid to ask for the seller to cover closing costs or some other sort of
allowance. However, be aware of the nature of your request and try not going overboard with ridiculous demands. There are so many homes on the market,
you can get much more than you would have a few years ago.
Don't forget to check out the foreclosures. There have been so many that it just makes sense to not overlook the ones in the Marin real estate market. Foreclosures
can be a bit more complicated and open up some legal challenges, therefore, it is always wise to work with a Marin realtor.
